Halcyon Palms is a luxury resort community comprising 4 and 7 bed villas, located just 4 miles from the gates of Walt Disney World and bordering the 500-acre protected Single Creek Nature Reserve. The proximity to this beautiful reserve ensures that no other developments can be built in its shadow.

 

Currently, all of phase 1 is complete and 24 properties in phase 2 are complete. 1/13th fractional ownership for 4-bed villas is available for only £28,875 and 1/13th fractional ownership of 7-bed villas is just £40,425. Construction starts minimum 1 month, or maximum 3 months from when payment is made. There is also the option to purchase completed properties directly from the developer, who owns the title deeds to the land and has full planning permission.

 

Properties will be fully managed and maintained, offering 70% of the gross rental income, minus costs. Owners of a 13th fraction will benefit from 4 weeks of personal usage. Each of the owners gets 1 of 13 "premium" weeks (during school holidays) and then can book 3 additional weeks across the year. Owners can choose to buy more than 1 fraction. If 3 of the buyer's 4 weeks are placed into the rental scheme, the developer guarantees that all ownership costs will be covered by the buyer's share of the rental income.

 

Average annual rental income for a 4-bed fraction is projected at 13.2% and returns for a 7-bed fraction are projected at 15%. An optional buyback is available 10 years from completion at 150%.

 

Villas offer spacious living areas, en-suite bedrooms and a pool, as well as access to the resort's restaurant, bar and clubhouse. The 5,000 sq. ft. resort clubhouse features a large communal pool with slide and extensive deck area. A fitness complex, extending to outside sporting facilities, together with rest areas, is also available for use.
